The Thousands Of Residences Still In The Works At National Landing

Even with two more large apartment buildings delivering in Northern Virginia's National Landing neighborhood, there are still thousands of new units on the boards for the area.

JBG Smith's plans to add more residences at RiverHouse have grown substantially.
Earlier this year, the developer outlined plans to add 2,785 new units to the 36-acre, 1,670-unit community bound by Army Navy Drive, South Joyce Street and South Lynn Street (map).
The new plans call for two new 22-story buildings, a new 16-story building and another building that would range in height from 12 to 22 stories.

JBG Smith's redevelopment of the former Americana hotel at 1400 Richmond Highway (map) is currently in the works. The redevelopment consists of a by-right 19-story building with 572 residential units above retail. bKL Architecture is the designer.
In 2020, nonprofit Washington Housing Conservancy (WHC; co-founded by JBG Smith) acquired the 828-unit Crystal House apartments off 18th and South Eads Street (map) in order to preserve the existing affordable housing on the site. In 2021, Amazon acquired the development rights for the site and donated them to the county.
Now, True Ground Housing Partners is moving ahead with the first of seven new buildings that will be constructed on the site over the next five years. Construction on Crystal House 3, a new 430-unit all-affordable building, is expected to start this year.
Zoe, the new 420-unit apartment building that is part of a two-phase development from JBG Smith at 2000 and 2001 South Bell Street (map) has started leasing. The second building -- Valen -- will rise 25 stories and deliver 338 apartments above 15,000 square feet of retail in the coming months.
In addition to the aforementioned under-construction buildings, Block M also includes plans to replace the building at 223 23rd Street (map) with two 30-story residential buildings, delivering a total of 1,440 units. Plans for this project have been delayed until construction costs come down.
MRP Realty has plans for a 290 foot-tall project that would deliver 329 units above 7,625 square feet of retail to 2351 Richmond Highway (map). There would also be 322 spaces of parking on three below-grade levels, along with 134 bicycle spaces for residents. Amenities would include a pet spa, a gym, a clubroom, a rooftop pool deck, and a co-working lounge. SK+I Architecture is the architect.
Hazel & Azure at National Landing
Hazel and Azure, a two-building development from Zom Living, delivered 490 apartments and ground-floor retail at Potomac Avenue between 29th and 33rd Streets S (map) earlier this year. Amenities at the new building include a rooftop pool, an outdoor deck and grilling area, a fitness and wellness spa, and coworking spaces with private offices. There are also plans for a boxing gym and coffeeshop on the ground floor of the development. bKL Architecture is the architect and LSG Landscape Architecture designed the outdoor space.
