Penthouses, Private Elevators, and Boat Slips: DC's Priciest Condo Sales, Ranked

Earlier this month, the JW Marriott Residences Reston Station broke its own Virginia condo record for the second time in a matter of months. Comstock Holding Companies and McWilliams|Ballard announced this month that the full-floor penthouse crowning the 28-story tower has sold for $10.9 million, topping the $10.25 million sale at the same building just months earlier by more than $600,000. The custom-designed unit, built out over roughly two years in collaboration with its buyer, occupies the entire top floor and offers 360-degree views stretching from Tysons to the Blue Ridge Mountains. 

The back-to-back records are the latest reminder that the DC area's ultra-luxury condo market, while a niche compared to the region's single-family estates, has quietly produced some eye-popping numbers of its own. Here's a look at where the latest sale fits into the broader record book for the region.

1) Amaris, The Wharf — $12.762 million 

The reigning record-holder for the entire DC region is Penthouse 1 at Amaris, the Rafael Viñoly-designed condo building at the Wharf developed by Hoffman & Associates and Madison Marquette. The split-level, four-bedroom unit spans roughly 5,800 square feet with five full bathrooms, two half-baths, a private elevator, a spiral staircase connecting its two floors, and 2,255 square feet of terrace space overlooking the Potomac. The buyer, who lives on the West Coast, reportedly wanted an East Coast base for visiting family and picked up two nearby boat slips as part of the deal. The April 2023 sale broke the previous DC condo record by more than $1.7 million.

2) The Ritz-Carlton Residences, Georgetown (PH 2C) — $11 million 

Before Amaris came along, the record belonged to the Ritz-Carlton Residences overlooking the Potomac in Georgetown, where Penthouse 2C sold for $11 million back in March 2022. The unit had belonged to the late philanthropist Michelle Smith, daughter of developer Robert H. Smith. It had originally been listed for $18 million in January 2021 before being cut to $14.5 million later that year. Notably, this wasn't even the first record set at the building that year — a different Ritz-Carlton penthouse, 2A, had sold for $9.5 million just two months prior.

3) JW Marriott Residences, Reston — $10.25 million 

Rounding out the top three is this month's Reston sale, which stands as the most expensive condo ever sold in Virginia and the third-priciest in the region overall. The condo is part of the 27-story residential tower above the new JW Marriott hotel adjacent to the Wiehle-Reston East Metro station, a Comstock Holding Companies development where roughly half of the building's 93 upper-floor units have sold to date. Buyers there have access to hotel amenities, including 24/7 concierge service and valet parking.
