A year after Audi Field opened, the Buzzard Point neighborhood appears poised to see its first new wave of development realized next year. Some of the larger projects slated for the area, however, are still in the theoretical phase. Today, UrbanTurf takes a look at the status of the residential pipeline to see what we have to look forward to on the northern banks of the Anacostia.

The redevelopment of the former Coast Guard headquarters at 2100 2nd Street SW (map) is expected to be complete next fall, delivering 481 residential units above 71,120 square feet of commercial space overlooking the Anacostia River. The commercial space will include three restaurants with outdoor seating, including a 12,000 square-foot restaurant from the owners of Tony and Joe's and a vegan restaurant and food hall by Spike Gjerde.
Amenities will include a rooftop infinity pool and deck; two below-grade levels will provide 361 parking spaces and 168 long-term bicycle spaces. The development team is led by Akridge, Western Development and Orr Partners, and Antunovich Associates designed the residential portion of the building while BCT Architects designed the retail.
Work has begun on the first phase of TM Associates' all-affordable development at 1542-1550 First Street SW (map) and 1530 First Street SW (map). The first phase, at 1542 First Street, will deliver a 10-story building with 76 apartments above a 3,800 square feet restaurant with patio seating. The second phase received zoning approval in March for 101 affordable units above ground-floor commercial space.
The apartments will be affordable to households earning up to 30 and 50 percent of area median income, and the unit mix will also include some four-bedrooms. A below-grade parking level will provide a total of 46 vehicular parking spaces, and the commercial space will also include support services for residents administered by United Planning Organization. Both phases are designed by PGN Architects.

Construction is in the home stretch at First and V Streets SW (map), where Capital City Real Estate is constructing an 8-story condo development with 110 units. Designed by Eric Colbert and Associates, the development team expects to begin selling units in September with delivery next spring.
Work has also begun at the Douglas Development office-to-residential conversion at 1900 Half Street SW (map), which was one of the first projects citywide with announced Opportunity Zone funding. The Antunovich Associates-designed development will deliver 453 residential units, 11 of which will be affordable; some of the units will also be loft-style. PTM Partners and EB5 Capital are also development partners on the project, which will have over 16,500 square feet of retail, 128 long-term bike spaces and 280 below-grade parking spaces. Amenities will include a recording studio, dog wash station, "honor market", library, rooftop infinity pool and two courtyards.
Details and designs for the first phase of Akridge's 7-acre development at 100 V Street SW (map) could be shared with the public as soon as this fall. Some details which have been released include that the two-phase mixed-use project could deliver up to 2.4 million square feet of development which will include apartments, hotel rooms, creative office and retail.
MRP Realty also remains in the early stages of designing a two-phase development at 1800 Half Street SW (map) that will likely contain up to 700 residential units. For now, the site hosts a "Sandlot" pop-up retail and food experience.
Parcel B at Audi Field
Two months ago, DC United awarded development rights for Parcel B at Audi Field (map) to PN Hoffman. The two-acre site is expected to host a mixed-use development with either up to 400 residential units or a hotel and some live entertainment component in the commercial space. Further details for the site are likely to come out before the end of the year.
