BXP Files Plans For New Office Tower In Downtown DC

Plans are moving forward on a brand new office building in the middle of downtown DC.
BXP has filed plans with DC's Zoning Commission for a new 320,000 square-foot office building at 2100 M Street NW (map). The plan is to demolish the office building at the address and move forward on construction of the 10-story office property where M Street, 21st Street, and New Hampshire Avenue converge.
The backstory on how BXP landed this site is a bit of a saga. Philadelphia-based Post Brothers bought the 300,000-square-foot building in 2023 with plans to convert it into a 13-story, 400-unit apartment building. Post Brothers secured approval for that conversion, but financing proved elusive, and it received a foreclosure notice in early 2025, with an auction scheduled for that spring. In a head-scratching twist, Post Brothers cast the winning bid at the May auction for its own building, putting up $60 million and narrowly beating out lender AllianceBernstein — but the developer never finalized the deal. A second foreclosure auction followed in August, where AllianceBernstein cast the sole bid of $20.1 million. BXP then acquired the property from AllianceBernstein for $55 million.
BXP's vision for the site, from architect Pickard Chilton, swings in a different direction from the residential conversion plans. The new design emphasizes the connection between the building and its surroundings, with multiple entrances on each street frontage, floor-to-ceiling glass at the ground floor, and cascading multi-level terraces punctuating the façade. The project intentionally steps back from its maximum zoning envelope — forgoing roughly 40,000 square feet of additional density — to create space for light and air and a more refined massing.
Sidley Austin has signed a lease for approximately 240,000 square feet — about 75% of the building — occupying floors four through ten as well as a portion of the rooftop penthouse. The law firm is currently headquartered at 1501 K Street NW. BXP expects to begin construction in 2028, targeting delivery in time for Sidley's 2031 occupancy.
