Why This Might Be A Good Season For DC Renters On The Hunt

DC-area renters searching for a deal may have more leverage this spring than they've had in years.
According to Apartment List's March 2026 Rent Report, the median monthly rent in the District stands at $2,064 — holding roughly flat from last month but down 5% compared to the same time in 2025.
A quick look around the region finds that rents aren't just falling in DC. Monthly rents are down about 3% year-over-year in Silver Spring and Alexandria. Arlington, Bethesda and North Bethesda saw rents fall between 1%-2%.
"Washington, DC rents went down 0.4% in the past month, compared to the national rate of 0.2%," the report stated. "Among the nation's 100 largest cities, this ranks #95. Similar monthly rent growth took place in Newark, NJ (-0.3%) and Milwaukee, WI (-0.6%)."
