The DC Neighborhoods Delivering The Biggest Paydays For Home Sellers This Year

If you sold your home in the 20016 zip code earlier this year, congratulations — you likely walked away with the biggest payday of any seller in the District.
New data from ATTOM covering the first quarter of 2026 shows that sellers in the zip code that includes Tenleytown, Spring Valley and American University Park netted a median profit of $675,000, more than $260,000 above second-place Georgetown (20007), where sellers pocketed a median $412,500. Rounding out the top three is 20015 (Chevy Chase, Barnaby Woods) with a median seller gain of $330,000 on 37 transactions.
The 20016, 20007, and 20015 zip codes have long been among the city's priciest corridors, anchored by large single-family homes and the kind of demand that tends to hold up even when the broader market softens. Notably, the gains drop off sharply after that top tier. Brookland and Michigan Park (20017) came in fourth with a median seller profit of $198,500 — less than a third of what Georgetown sellers earned — followed closely by Takoma/Brightwood (20012) at $176,000.
Adams Morgan, Logan Circle and Columbia Heights (20009) posted a median seller gain of $155,000, while the 20002 zip code, which includes Capitol Hill, came in seventh at $125,000 — but recorded a striking 145 sales during the quarter, nearly double the transaction count of any other zip code in the top seven.
The report calculates seller gains as the difference between the median sold price for the quarter and the previous median sold price of those same units.
