Under Contract this week is filled with homes that UrbanTurf has featured recently that were listed for below $400,000, and now have gone under contract or have sales pending on them.
Deal of the Week: Three-Bedroom Just Outside LeDroit Park
This three-level Federal row house in Bloomingdale, just outside the eastern boundary of LeDroit Park, hit the market right before Memorial Day. The striking yellow facade opens up into a three-bedroom, three-bath home that, with its unfinished basement and bare rooms, needs a little work. The property also has a backyard in need of landscaping, but the listing comes with parking for two cars.
139 Thomas Street NW
The listing agent told UrbanTurf that the home was priced in order to “generate a lot of interest and help people feel they’d have enough money built in where it would make since to improve it.” That technique appears to have worked as the home was under contract in a little over a week.

This Week’s Find: A Re-Envisioned Capitol Hill Two-Bedroom
1242 K Street SE
This home, featured as This Week’s Find towards the end of May, is a Capitol Hill two-bedroom that was rehabbed and re-imagined by two architect friends. Owner Bernadette Grullon, a landscape architect who works for the Arlington County parks department, bought the row house at 1242 K Street SE back in 2003, and then set about re-imagining the space with fellow architect Guillermo Garita. The two ripped out the stairs and put in a floating staircase and created a wall of exposed brick that ran from the front to the back of the house. They also installed 5-inch walnut plank floors on the main level, and created a rear wall made entirely of glass that leads out to a back patio area. The home is now under contract after just about 11 days on the market.
