Last summer, developer EYA and the Washington Metropolitan Area Transit Authority (WMATA) executed an amended Joint Development Agreement for a 434-unit residential building with 17,000 square feet of retail and a 1.8-acre park at Eastern Avenue and Cedar Street NW (map). Ground is expected break on the project later this year.
A large part of the Moya Design Partners-designed development will be two acres of open space split across a public park along Eastern Avenue and an activated retail plaza with terraced steps at the Metro entrance along Carroll Street.

The redevelopment of the 66-acre former Walter Reed Army Medical Center campus continues. Here's what's next on the residential front:

Last May, DC's Historic Preservation Office (HPO) approved the concept for a condo and townhome development at Georgia Avenue and Fern Street NW (map). But aside from some minor changes, it is a concept that was approved a few years ago.
Back in 2022, the Board granted approval for a proposal from Toll Brothers for a project with 47 townhomes and 96 condos on Parcels A-G. However, Toll Brothers ultimately decided not to move forward with developing the parcels.
So last year, Urban Atlantic and NV Homes filed slightly revised plans for the development, with EHT Traceries helming the design revisions.
The layout and unit count will be virtually unchanged from the Toll Brothers proposal. There will be 47 townhouses fronting Fern, 12th and 13th Streets, and 96 condominiums will be stacked two-over-two arranged in rows along Elder Street and Georgia Avenue. The design changes largely focus on making the homes more compatible with the other residential projects at Walter Reed.

Parcel Z Townhouses
Hines and Urban Atlantic are working on a new 37 townhouse development at Parcel Z on the southwestern edge of The Parks (map). The proposed project will include the construction of 3- and 4-story for-sale townhomes. The townhomes, three of which will be set aside as affordable, will spread out over approximately 3,000 square feet and each have individual garages.

Parcel HK
Previous plans called for three multi-family condo buildings and 25 townhouses at Parcel HK, but the development team has since eliminated the condo buildings from the project and is planning a string of townhomes in their place. The new homes, designed by BKV Group, are surrounded by several other buildings in various stages of construction at the campus, including a new multifamily building on Parcel L to the east and another on Parcel M to the south.
