The 6 Big Residential Projects In The Works Around National Landing

Even with a handful of projects being nixed over the last year, there are still a number of large developments in the works for Northern Virginia's National Landing and the surrounding area.

In December, the Arlington County Board approved JBG Smith's proposal to add 132 four-story townhome-style properties plus two mid-rise multifamily buildings — one of 102 units and one of 509 units — as the first phase of development at RiverHouse. Future phases at the 36-acre, 1,670-unit community bound by Army Navy Drive, South Joyce Street and South Lynn Street (map) could add more than 2,000 new units to the project.

1901 South Bell
New plans are in the works for two office buildings in Northern Virginia's National Landing neighborhood, including one that was previously leased to Amazon.
Last year, JBG SMITH pitched a proposal to convert 1800 South Bell Street and 1901 South Bell Street (map) into more than 300 new residential units. The buildings would be converted under the adaptive reuse process approved by Arlington County in 2024, which aims to expedite the transition of obsolete buildings to new uses.
The details for the conversions are fairly sparse, but would include:
- 129 new residential units at 1800 South Bell Street with a retail component
- 186 new residential units at 1901 South Bell Street with a retail component
The 11 and 12-story office buildings on South Bell Street were constructed in the late 1960s as part of Arlington's Crystal Mall development. 1800 South Bell Street was leased to Amazon before a new office building was pitched to replace it in early 2024. JBG has now pivoted from those plans.

JBG SMITH's redevelopment of the former Americana hotel at 1400 Richmond Highway (map) is currently in the works. The redevelopment consists of a by-right 19-story building with 572 residential units above retail. bKL Architecture is the designer.

In 2020, nonprofit Washington Housing Conservancy (WHC; co-founded by JBG Smith) acquired the 828-unit Crystal House apartments off 18th and South Eads Street (map) in order to preserve the existing affordable housing on the site. In 2021, Amazon acquired the development rights for the site and donated them to the county.
True Ground Housing Partners is now moving ahead with the first phase of the development. A new 432-unit affordable housing building dubbed "The Sweeney" broke ground last September. On the for-sale side, EYA received approval for 42 back-to-back townhomes, and that component is expected to break ground this year.

637-Unit TSA Headquarters Redevelopment
A new proposal is on the boards for the former home of the Transportation Security Administration in Pentagon City.
Last week, UrbanTurf reported that JM Zell Partners is under contract to purchase the vacant office buildings at 601 and 701 12th Street S (map) from Brookfield Properties with a plan to convert the complex into a mixed-use residential project with 637 apartments and nearly 31,000 square feet of retail. The proposal, designed by Arquitectonica, will also have a half-acre public plaza that connects to the Metro.
Rather than demolish and rebuild, JM Zell is proposing an adaptive reuse approach — gutting the interior floors and stripping the facades while retaining the concrete structure and below-grade parking garage housing almost 900 spots.
The 570,000-plus square feet of former office space has sat empty for four years. The new plans, filed with Arlington County this month, will now make their way through the county approval process.

MRP Realty has plans for a 290 foot-tall project that would deliver 329 units above 7,625 square feet of retail to 2351 Richmond Highway (map). There would also be 322 spaces of parking on three below-grade levels, along with 134 bicycle spaces for residents. Amenities would include a pet spa, a gym, a clubroom, a rooftop pool deck, and a co-working lounge. SK+I Architecture is the architect.
