3333 K Street NW
One Street Commercial Properties' plans to convert the office building at 3333 K Street NW (map) into a 30-unit residential project. The five-story property is formerly the home to the headquarters for Legal Services which moved to space at 18th and Eye Streets NW.
The plan for the conversion is to gut the interiors to create two retail spaces on the ground floor with 30 apartments or condos on floors 2-5. The current penthouse level will be removed, and two new floors will be added, including a new penthouse with a pool, roof terrace and garden areas. Rich Markus Architects is in charge of the design.

1101 30th Street NW
Varsity Investment Group has plans to convert 1101 30th Street NW (map) into a new residential building that would bring hundreds of new apartments to the neighborhood. The conversion would include a full interior renovation of the office building into residential units, as well as a two-story addition plus penthouse expansion. Designed by Soto Architecture, the new building would have multiple outdoor spaces including balconies and roof decks.

Flour Mill Conversion
Related Fund Management and Network Realty Partners have plans to convert 1000 Potomac Street NW (map) into a 135-unit residential project. The proposal calls for converting the office space into residences in the four buildings that make up the Flour Mill, including two floors of office space in the West Building, which already houses condominiums. Approximately 8,000 square feet of retail would be constructed along Potomac Street and Water Street NW as part of the project.

EastBanc has Miradoro, a five-story, seven-unit building, in the works at 2715 Pennsylvania Avenue NW (map). The residences will average 2,000 square feet and there will be a ground-floor restaurant with outdoor seating. Souto Moura Arquitectos is the designer and Shinberg/Levinas Architectural Design is the architect of record.

The long-awaited retrofit and redevelopment of the Georgetown West Heating Plant at 1051-1055 29th Street NW (map) looks like it is on track to deliver this summer. The Georgetown Companies and the Levy Group are turning the property into a Four Season-branded condominium building, delivering 64 units and a one-acre public park that sits elevated atop roughly 100 parking spaces. Sir David Adjaye designed the building and Laurie Olin designed the park.

An office building adjacent to The British International School of Washington at 3300 Whitehaven Street NW (map) will be replaced with a five-story residential/educational building. Grosvenor is the developer and Hickok Cole is the architect.
As proposed, the building will have 265 residential units and approximately 5,600 square feet for use by the British International School. The unit mix will span from studios to three-bedrooms, and the new development will also include a below-grade auditorium and reconfigured outdoor recreation space. There will be 256 parking spaces.

1000 and 1050 Thomas Jefferson Street
The largest residential conversion planned in Georgetown is continuing to move forward.
An affiliate of Potomac Investment Trust has plans in the works to convert the buildings at 1000 and 1050 Thomas Jefferson Street NW (map) for residential use.
The conversion of 1000 Thomas Jefferson Street would consist of the addition of two levels plus a penthouse, with residential units on the upper floors and commercial uses continuing on the lower levels. The conversion would add approximately 95-115 residential units, and the existing 140 parking spaces and loading areas in the building will remain.
1050 Thomas Jefferson Street will be converted to a primarily residential building with the addition of three levels and a penthouse. The preliminary unit count for this building is approximately 170-220 units. The existing 230 below grade parking spaces will remain. Shalom Baranes Associates is in charge of the design for the conversion of both buildings.
Fortis Companies is in the process of replacing the single-story commercial building and surface parking lot at 1805 Wisconsin Avenue NW (map) with nine new townhouses, an elevated courtyard and retail. Christian Zapatka is the architect.

A Georgetown hotel that has been on the boards for nearly a decade will take a bit longer to become a reality.
Thor Equities recently submitted a one-year extension request for construction of its new 67-room luxury hotel at 3000 M Street NW (map), the site of the old Latham Hotel and an address where various iterations of a hotel have been in the works for years. In the application filed with the Zoning Commission, the developers noted that they need more time to line up financing.
Winstanley Architects and Planners designed the new hotel.

citizenM Hotel on Water Street
Work continues on a new 228-room citizenM hotel along Water Street. The development team is reusing the façade of the two-story building at 3401 Water Street NW (map) and constructing a five-story-plus-penthouse addition. Baskervill is the architect of record and concrete is the design architect.
