The Nearly 3,000 Units Still In The Works For Navy Yard

Navy Yard is one of the busiest development neighborhoods in DC, with approximately 2,950 residential units in the pipeline. Below, UrbanTurf takes a look at some of the largest developments planned for the area. If we missed a sizable project, just shoot us an email at editor(at)urbanturf.com.

1 K Street
WC Smith has a 352-unit apartment building in the works at 1 K Street SW (map). The building, designed by WDG Architecture, will front South Capitol Street and sit a few blocks north of Nationals Park.
The top and bottom of the new project will be devoted to building amenity spaces. The penthouse level will include outdoor terraces and lounge areas, while the western portion of the roof will have a dog park and play area. A swimming pool and pool deck will be located on the upper penthouse level. A two-story jewel box lobby on South Capitol Street will open to a pair of courtyards, as well as amenity space that will feature coworking areas, a lounge, a fitness area, and a rather cool and rare amenity: a podcast/piano studio.

The Ruben Companies is at work on a 263-unit apartment building at 1100 South Capitol Street SE (map) just north of Nationals Park and adjacent to St. Vincent de Paul church. The 130-foot tall building is designed by Eric Colbert & Associates and Robert A.M. Stern Architects. The building will have 162 parking spaces, as well as a courtyard with various outdoor "rooms", and a rooftop pool.

25 Potomac Avenue SE
In March 2025, DC's Zoning Commission approved MRP Realty and Florida Rock's plans for a pair of residential buildings at 25 Potomac Avenue SE (map).
The plans call for two 130-foot residential buildings with 309 and 281 apartments, respectively, along with approximately 6,330 square feet of ground-floor retail that will sit along the water. A community dog park will be constructed between the two buildings and a garden with native plants will be located to the east of the 281-unit building.
The project, designed by SK+I Architecture with landscape design by OCULUS Landscape Architects, will have 385 parking spaces, and approximately 60 of the apartments will be set aside for those earning 60% of median family income.

New Jersey Avenue SE and Tingey Street SE
The NRP Group and Marshall Heights Community Development Corporation are partnering on a new 127-unit all-affordable project at New Jersey Avenue SE and Tingey Street SE (map).

The 130-foot tall project, designed by Michael Graves Architecture, will be one of the only all-affordable developments in Navy Yard. The building will have a mix of studios to three-bedrooms at a range of affordability levels. Amenities will include a business/community center and gym as well as a children’s playroom on the second floor. There will also be ground floor retail along with a residential lobby, a bicycle parking room with 56 spaces, and a community amenity room on the penthouse level.

Parcels G1 and G2 At The Yards
The development for four parcels near First Street and N Place SE (map) at The Yards from Brookfield Properties and the Menkiti Group will deliver 671 residential units across two buildings, 40,000-49,000 square feet of retail, and a large waterfront park. The two new residential buildings are Building G1, designed by STUDIOS Architecture, which will deliver 428 units above up to 25,000 square feet of retail, along with 130-240 parking spaces, and Building G2, designed by Hickok Cole, will deliver 243 units above 24,000 square feet of retail, along with 108 parking spaces.
The centerpiece of the new plan will be a larger and more activated Diamond Teague Park along the river, which will host concerts, exercise classes and other free public events. The park will have a stage-like pavilion and an area with stone seating that provides direct access to the Anacostia Waterfront, termed the "Get Down".

Felice Development Group and Fields-Grade Development are partners on River's Edge, a development at 1333 M Street SE (map) that will include 900 residential units with 44,100 square feet of retail across two phases.
The first phase is anticipated to deliver two "towers" connected by a bridge: the East tower would have 516 units above 32,217 square feet of retail, and the West tower would have 307 units above 9,907 square feet of retail. The second phase will deliver another 97 units above 1,904 square feet of retail. Twelve percent of the units will be affordable to households earning up to 50% and 60% of AMI.
The commercial space is expected to include a food hall-style market, and the development will also deliver a pedestrian promenade, amphitheater-style terracing, and a traffic circle at Water and M Streets. GTM Architects is the building architect and Parker Rodriguez is the landscape architect.
