The 6 Large Developments on the Boards From Anacostia to the Bridge District

As we head towards the end of the year, UrbanTurf is wrapping up its coverage of large new developments in the works around the city as we look east of the Anacostia River.

Bridge District

Redbrick LMD is behind the massive Bridge District development in the Poplar Point area (map). The first phase of the Bridge District will be The Douglass, a 750-unit development with an Atlas Brew Works and Andy's Pizza already signed on as retail tenants. The expected delivery for this phase is next year. ZGF Architects is the designer; Cecconi Simone will do the interiors.

The second phase will include approximately 825 residential units, 151 lodging units and about 24,400 square feet of retail. Designed by ODA and BBGM Architects and Interiors, the new buildings will be located along Howard Road SE between South Capitol Street and I-295, about a quarter mile from the Anacostia Metro station (map). 

With the exception of the lobbies, the ground floor along Howard Road will be devoted to retail use that will include three recessed plazas aimed to provide social spaces for retail, outdoor dining, and gathering. A specific emphasis of the building design focuses on outdoor space.

1603 Good Hope Road 

Developer Hundred Fund appears to still have plans for a new 60-unit residential development along Good Hope Road SE. The project, designed by Square 134 Architects, would be built from the ground up on the site of a now-closed laundromat at 1603 Good Hope Road SE (map). The 65-foot tall development would have retail on the cellar and first floors, as well as parking.

2420 and 2422 Martin Luther King Jr. Ave SE

A 45-unit residential project is in the works along Martin Luther King Jr. Avenue. The Square 134 Architect-designed project would adaptively reuse the building and parking lot at 2420 and 2422 Martin Luther King Jr. Ave SE (map), located in the Anacostia Historic District.

The development will include both market rate/inclusionary zoned (IZ) entitled, one- and two-bedroom apartments, as well as a 1,500 square-foot retail area, which will be prioritized for Ward 8 small businesses or organizations.


Bethel Christian Redevelopment

Bethel Christian Fellowship is working to incorporate the façades of the buildings at 2200-2224 Martin Luther King Jr. Avenue SE (map) into a five-story-plus-penthouse development, delivering 38 residential units along with new church space. The unit mix will span from one- to three-bedrooms, and the church would have programmatic space and a child care on three floors. There would also be 20 below-grade and surface parking spaces.

2100 Martin Luther King, Jr. Avenue

Legacy Real Estate Development may start work soon on a 21-unit residential development at 2100 Martin Luther King Jr. Avenue SE (map). The three-story building will replace a vacant parking lot. The Bonstra Haresign building is planned as having apartments that are one- and two-bedrooms and affordable at 60% median area income.

1605-1607 Good Hope Road

Helin Investment has proposed a five-story mixed-use building at 1605-1607 Good Hope Road SE (map). The development, designed by Teass\Warren Architects, will have 87 apartments and 1,200 square feet of retail.
