A new report gives a sense of the areas in DC where homeowners have accumulated the most equity in their homes.
ATTOM Data Solutions' second-quarter 2026 home equity report looks at the cities and states around the country where homeowners have the most equity. By "equity rich," ATTOM means that the combined amount of loan balances on a home is no more than 50% of the estimated market value of the home itself.
ATTOM provided UrbanTurf with zip code-level home equity data for DC, and we parsed through the numbers to find the equity-rich areas around the city.
Leading the way is the 20015 zip code (Barnaby Woods, Chevy Chase DC) where 44% of homeowners are considered equity-rich. Unlike last year, though, that lead isn't coming from a hot market — Bright MLS put 20015's median sale price at $1,457,000, up only about 4% from last year, a slowdown from the ~20% three-year gain cited in last year's report.
Close behind 20015 is 20016 (AU Park, Spring Valley, Wesley Heights) at 41.2%, followed by 20008 (Cleveland Park, Woodley Park, Cathedral Heights) at 39.8%, 20007 (Georgetown, Burleith, Foxhall) at 36.2%, and 20012 (Takoma) at 34.1%.
At the other end of the spectrum, the zip codes with the lowest percentage of equity-rich homeowners are concentrated east of Rock Creek Park and east of the Anacostia River: 20001 (Shaw, Bloomingdale, LeDroit Park, Truxton Circle) at 17.9%, 20009 (Adams Morgan, Dupont Circle, U Street, Logan Circle) at 19.9%, 20019 (Deanwood, Marshall Heights) at 22.4%, 20002 (NoMa, Eckington, Trinidad, H Street Corridor) at 22.5%, and 20020 (Anacostia, Hillcrest, Fort Dupont) at 22.8%.
