Between the imminent delivery of two projects, and following last year's delivery of 1111H and The Baldwin, the pipeline for the one-time crane-covered H Street Corridor has shrunk considerably.
Today, UrbanTurf kicks off our 2020 look at the DC-area residential development pipeline by heading eastward along H Street to see what is still on the boards.
The boutique condo building at 646-654 H Street NE (map) has topped out, and residents are expected to be able to start moving in this quarter. Designed by PGN Architects, Seven|H houses 23 one- and two-bedroom condos atop 13,750 square feet of ground-floor retail and office space. Each unit has private outdoor space, and six of the units are penthouse duplexes. The project is a partnership between Rock Creek Property Group and Cornerstone Development Group. Urban Pace is helming sales.

Construction is still underway at the ten-unit hotel/apartment hybrid above the Parks Hardware building at 920-922 H Street NE (map). District Development and PGN Architects teamed up on the project, which will include studios to two-bedrooms with leases as short as two months. Amenities will include on-demand laundry and housekeeping services, and the units will have smart wall beds. The project will also have a 3,663 square-foot bi-level restaurant space with a rear patio.
The first residents are expected to begin moving in next month at the 8-story mixed-use development which replaced the H Street Connection strip mall at 801-957 H Street NE (map). The building will deliver 420 apartments above 44,373 square feet of retail and 430 below-grade parking spaces. Amenities include an arcade, a rooftop pool, a dog park, three "rooftop living rooms", and a "co-working café". Rappaport, W.C. Smith and the Lustine family are the developers.
In October, Holladay Corporation and Monarch Urban applied to rezone the five properties at 1101-1107 H Street NE (map) from NC-16 and MU-4 to NC-17 to make way for a mixed-use development. There will be approximately 50 condos above 6,300 square feet of retail and 17 below-grade parking spaces. A zoning hearing is scheduled for February.
Building permits were extended to add two stories and a five-story rear addition to the three-story building at 1341 H Street NE (map). Bearden Arts and the Taurus Development Group are helming the development, which will add retail, office space and up to 9 residences with 14 spaces of underground parking.
