UrbanTurf has learned of two new boutique condo projects that will be delivering in DC this summer that will add new inventory to neighborhoods in need of fresh housing stock.
Bloomingdale is a neighborhood where single-family home renovations have become quite popular in the past couple years as home buyers have leveraged an attractive housing stock that just needed some TLC. However, the area is not known for having many multi-unit condo projects, largely because the building stock and zoning in the neighborhood does not allow for the property type.
There are exceptions, though. An apartment building at 143 Rhode Island Avenue NW (map) that has sat vacant for six years will be turned into an 8-unit condo project this summer called The Flatiron.
The existing building will remain in place and the interior will undergo a “Level 2 renovation”, DCRA-speak that means no major changes can be made to the existing structure or building layout. The shape of the property and its architectural use of the corner lot are reminiscent of the landmark Flatiron building in Manhattan, hence the project’s name. PGN Architects, a Capitol Hill-based firm that revamped the former White House laundry into a residence in Logan Circle, is in charge of the design.

Speaking of Logan Circle, the neighborhood sits squarely in the 20009 zip code, an area of the city that has a fairly low condo supply at the moment. So, the arrival of Savannah Row, an 8-unit condo conversion of a former Logan Circle row house, will likely make hungry buyers in the area happy.
Located at 1215 N Street NW (map), Savannah Row will look like most other historic homes in the area from the front, but a more contemporary building will be constructed behind the existing house providing space for additional units. The new structure will be connected to the existing row house by a glass bridge that will overlook an enclosed courtyard. The project will be designed by Bonstra|Haresign, an architectural firm that comes to mind when people hear “DC condos”, having designed Lofts at 2424, the Solo Piazza and the Woodley Wardman, among other projects.
Both The Flatiron and Savannah Row are being developed by CAS Reigler, a locally-owned real estate development and investment firm that developed The Matheson, a Columbia Heights boutique condo that UrbanTurf covered back in June 2010.
