The DC-Area Luxury Market Is Playing By Its Own Rules

While the broader DC-area housing market grapples with elevated mortgage rates and cautious buyers, its luxury segment is moving at a different pace entirely.

The region's luxury housing market closed out the second quarter with 767 sales, up 4.5% from a year ago and a 62% jump from the first quarter, according to Bright MLS data on luxury sales, defined as those in the top 5% of the market by price. But that demand is running into a shrinking supply of high-end homes: active luxury listings in the DC region were down 18.6% year-over-year at the end of the quarter, and new luxury listings fell 13% over the same span.

That combination of strong demand and thinning supply is pushing the region's luxury threshold to a new high. In the second quarter, a DC-area home needed to sell for $1.9 million to crack the top 5%, a 5.6% increase from a year earlier. Luxury properties across the Bright MLS service area are also selling briskly, with a median of just seven days on market in the second quarter, down from a year ago, while the broader market's median stood at 10 days. 

Cash remains king at the top of the market. More than a third of Mid-Atlantic luxury sales in the second quarter were all-cash, compared to about one-fifth of all home sales region-wide. Locally, McLean, VA's 22101 zip code and Bethesda's 20817 topped the region's luxury rankings by sales volume, and five of the top 10 luxury zip codes in the Bright MLS service area are in the Washington, D.C. metro, including 20016 in Northwest DC and 20007 in Georgetown.

"While the broader housing market faces the headwinds of elevated mortgage rates, affordability constraints, and uncertain buyers, the luxury sector is operating on an entirely different economic frequency. In the second half of 2026, the luxury housing sector is poised to remain more active than the rest of the market with few downside risks on the horizon."
