Netflix Looks To Open Offices At DC's Woodies Building

In a move that bridges entertainment, tech and downtown DC real estate, Netflix is looking to take space at the landmark Woodies Building. 

The space at the southwest corner of 1025 F Street NW (map) will be tailored to the company’s unique operations and brand: a blend of conventional office space and more public-facing assets such as screening rooms, reception/event zones and interactive frontages.

Netflix would occupy the first and second levels of the Douglas Development-owned building, according to documents filed with DC's Zoning Commission. The company's planned design consists of a number of spaces that could serve multiple purposes. For example, space on the first floor would serve as a coworking area during the day and then event space at night. A substantial portion of the second floor will be dedicated to traditional office functions.

"The location of Netflix on the property, as proposed, both immediately eliminates a vacant space along these key building frontages and creates a positive effect on downtown, signaling a new, significant investment and presence in this area and in the District as a whole," Douglas stated in the zoning application. "This investment is an affirmation that the District’s efforts in downtown are working and more could follow."

Originally built in the late 1800s as the flagship for the department-store chain Woodward & Lothrop, 1025 F Street NW was purchased by Douglas Development in 1999, rezoned, and converted to a mix of retail and Class A office space in the early 2000s. H&M and Barnes and Noble occupy the other retail spaces at the building.
