Minor Modifications Sought for Shapiro Residences at Union Market

A few clarifications and changes are being made to The Shapiro Residences, one of the largest residential developments planned for Union Market.
Next Monday, the Zoning Commission is expected to consider whether to grant a few modifications to the South building of the Shapiro Residences complex planned for 1270 4th Street NE.
As it was approved last year, the development team was slated to construct a planned-unit development to include 415-530 apartments and 400-550 parking spaces on the 67,200 square-foot parcel at 1270 4th Street NE (map).

The team — EDENS, Level 2 Development, Trammell Crow and Shalom Baranes Architects — has now narrowed the number of apartments to 430 units, and will have 400 to 430 parking spaces.
Additionally, the new plans show a modified penthouse structure which adds more habitable space, altering the configuration of the roof.

While the original penthouse-level height was 13 feet and 18 feet, 6 inches, the new habitable penthouse level would be 11 feet, 6 inches with a 20-foot tall mechanical level. This would increase the square footage of the roof from 22,519 feet to 31,751 feet, with 15,280 of that square footage as residential. This will also increase the square footage of affordable housing, offered to those at 50 percent of area median income (AMI), in the South building by 1,222 square feet.
The Shapiro Residences will furnish 40,000 square feet of retail and eventually a second building with 130-170 residential units. For a full rundown of development on tap for Union Market, click here.
