How Many DC-Area Homeowners Would Benefit If Capital Gains Tax Is Eliminated?

A few weeks ago, President Trump said he was looking into supporting legislation that would eliminate federal taxes on home sales. A new report analyzes how many home sellers in the DC region would benefit from such a bill.
A quick reminder that for most people, capital gains from selling a home actually aren’t taxed. For a single person, up to $250,000 in profit is exempt from obligations to Uncle Sam. If married and filing jointly, that threshold goes up to a comfortable $500,000 exempt from taxation.
A Redfin report found that about 1 in 4 homes in the U.S. have gained at least $250,000 in value since the last time they were purchased; 8% have gained more than $500,000.
In the DC area, the report estimates that 40% of homes have gained at least $250,000 in value, while about 12% have gained more than $500,000.
“A lot of baby boomers say they never plan to sell their homes—but that mindset could shift if capital gains are taken off the table,” said Redfin Chief Economist Daryl Fairweather. “With the financial barrier removed, more may decide to sell and either downsize or relocate, potentially freeing up housing inventory and putting downwards pressure on home prices."
