A $33 Million Week on McLean's Gold Coast

It has been a fruitful week for two home sellers along one of the DC region's most coveted stretches of real estate.

Two high-priced estates adjacent to one another on McLean's Gold Coast went under contract within days of one another, combining for roughly $33.5 million in pending transactions and raising an obvious question: is this the same buyer assembling a landholding above the Potomac?

The $17.5 million estate at 1169 Crest Lane went under contract on Wednesday. Built in 2013, the three-level, 8,800 square-foot home sits on 2.32 acres with sweeping river views. The home is listed privately with Piper Yerks and Ben Roth of Washington Fine Properties.  

Then yesterday, Easter Hill, a $15.999 million four-acre spread consisting of two lots just next door, saw its status change to pending. While a four-bedroom home sits on the land, the listing itself makes clear where the real value lies — in the views and the opportunity. The buyer of Easter Hill is almost certainly looking past the structure and toward the second lot, where a new home could be built to capitalize on some of the best vantage points over the Potomac. The home is listed with Mark Lowham of TTR Sotheby’s International Realty.

"I’ve had the privilege of selling most of the estates along the Gold Coast over the past 15 years, but Easter Hill raises the bar," Lowham wrote to UrbanTurf. "The sweeping views over the river, privacy and discrete location at the end of a private road make it virtually impossible to duplicate." 

The proximity of the two properties — and the near-simultaneous timing of their contracts — is hard to ignore. Taken together, the two parcels represent well over six acres of Potomac-fronting land in one of the most expensive parts of the DC region. Whether it's one deep-pocketed buyer quietly assembling a mega-estate or a remarkable coincidence, Crest Lane hasn't seen anything quite like this in recent memory — and that's saying something for a street that notched some of the region's most eye-popping transactions in recent years.
