Another Apartment Project in the Works For H Street

DCmud reported this morning that AvalonBay has plans to build a 140-unit apartment project at 318 I Street NE (map) in the H Street Corridor. Other than its size and location, few details were provided about the development’s plans and timeline.
But even without many details, the news that another apartment project is coming to H Street is further proof that the neighborhood has become ground zero for apartment developers in the District.

The new AvalonBay project will be added to a queue of planned projects for the area like The Flats at Atlas District, a 257-unit apartment project from Clark Realty Capital on Bladensburg Road (map) that broke ground last year and will have amenities like a pool and indoor basketball court, and 360 (degrees) H Street, a 286,500 square-foot project from Steuart Investment Co. at 3rd and H Street NE (map) that will eventually include 212 rental units, 279 parking spaces and a much-anticipated 41,200 square-foot Giant grocery.
The Flats at Atlas District is expected to deliver in the spring of 2012, and if all goes well, another phase will be started adding 200 more units to the project. Construction on 360 (degrees) H Street is expected to begin this spring, and at least the grocery store part of the development is scheduled to open in 2013.
Note that these are just a couple of projects that are definitively in the pipeline for the neighborhood, and that others remain in various pre-planning stages.
