90 Townhouses, 128-Room Hotel Proposed For Maryland's Pennsylvania Avenue
While development at Westphalia moves along slowly, a mixed-use project is being proposed down the street.
Annapolis Family Investment has filed a conceptual site plan application for an 18-acre site northeast of Suitland Parkway and Pennsylvania Avenue (map) in Upper Marlboro. The proposal would deliver up to 90 townhouses, a 128-room hotel, and 15,000 square feet of commercial space.
The 18 foot- and 24 foot-wide townhouses will be arranged in groupings of up to 10 units along interior streets, with both front and rear interior garages. The commercial building and hotel will front the Pennsylvania Avenue Service Road on either side of a new street that will extend into the subdivision. Morris & Ritchie Associates is the master planner.
The site is included in the Town Center Fringe area of the Westphalia Sector Plan and is also adjacent to the planned and previously-approved Cabin Branch Village community, which will have 206 townhouses and two retail buildings.
Prince George’s County Planning Board staff recommends conditional approval; the District Council postponed consideration last week.
