520 Residences Planned For Former GEICO Campus In Friendship Heights

Plans are coming into focus for the redevelopment of the former GEICO campus in Friendship Heights.
In a letter to the community earlier this month, an attorney for developers EYA and JM Zell Partners outlined plans for 184 townhomes and 336 apartments spread across three buildings at the 26-acre site bounded by Western Avenue, Willard Avenue and Friendship Boulevard (map). Bethesda Today was first to report on the letter outlining the plans.
In February 2025, it was announced that GEICO would move its headquarters from Friendship Heights to The Wilson building in downtown Bethesda. The development team then submitted an application with Montgomery County extending the validity of a plan to redevelop a portion of the site with 200 townhomes and 300 apartments. Approval was initially given for this redevelopment plan way back in 1998.
In addition to the letter sent to the community, Bethesda Today reports that there will be a meeting later this week where developers will answer questions about the redevelopment.
