166 Apartments + 222 Hotel Rooms for Capitol Crossing Center Block

Almost 18 months after office use was nixed for the the center block of DC's Capitol Crossing development, we are getting our first glimpse of the mix of uses that will land there instead.
Property Group Partners (PGP) plans to file a second-stage planned unit development (PUD) application to deliver 166 apartments, 222 hotel rooms and 21,600 square feet of retail above the Center Leg Freeway off F Street between 2nd and 3rd Street NW (map). The residential and hotel uses would each be in a 12-story building atop a shared two-story retail-and-amenity podium.

About half of the residential units will have balconies, and 50 of the units will be affordable. The unit mix will be studios to two-bedrooms.
The façade of the residential building will include pre-cast concrete with wood and aluminum accents, and the façade of the hotel building will include pre-cast concrete with brass panels and textured glass accents. The hotel will also have a rooftop restaurant, and the residential building will have a rooftop pool deck. Ennead Architects is the designer.
The development team plans to file the PUD application in April; if everything proceeds on schedule, the project may break ground in 2023. The North block of Capitol Crossing has already delivered and the South block has zoning approvals and is moving toward the building permit stage. Additional renderings are below.
