Where Will The 6,000 Homes Be Built Around DC's New Football Stadium?

The huge DC news of the week is that the Washington Commanders are going to build a new stadium at the site of RFK Stadium. Of more importance to many DC residents is how much housing the stadium plans could bring. 

The proposal calls for 5,000 to 6,000 new housing units to be constructed, of which 30% would be affordable. Those residences would be built in three areas around the new stadium:

  • The Kingman Park District, bounded by Oklahoma Avenue NE, C Street NE and Benning Road NE;
  • The Plaza District, roughly bounded by C Street to the north, the DC Armory to the south and 19th Street to the west. 
  • The Riverfront District, bounded by Independence Avenue and the Anacostia Riverwalk Trail.

The makeup of the housing stock has not been determined, but it is estimated to accommodate 10,000 new residents. While comparisons are being made to the development around Nationals Park that began nearly 20 years ago, the area around the new football stadium will see only about half the number of new units that Capital Riverfront did. 

While the new mixed-use and residential development in the Kingman Park District will need to go through the city's request for proposals (RFP) process, it is unclear if that will be the case with the other two districts. UrbanTurf will monitor the coming residential development as details emerge.
