A Rockville Office Park Slated for 810-Unit Residential Overhaul

A predominantly vacant office park is on track to become one of the larger residential redevelopments in Rockville.
Buchanan Partners has filed plans to convert the nearly 23-acre Corporate Boulevard office campus into a phased townhouse, two-over-two, and multifamily community.
The overall project would bring up to 810 residential units to the site in three phases. Phase One would redevelop 9201 and 9210 Corporate Boulevard along with a portion of the 15300 Corporate Boulevard parking lot into 46 townhouses, 28 two-over-two units, and a 325-unit multifamily building, plus 20 additional two-over-two units in 10 separate buildings; a second part of the initial phase would bring 54 townhouses and 38 two-over-two units to 15304 Corporate Boulevard along Omega Drive. Parking will be handled largely through the existing structured garage, along with individual garages for the townhouse and two-over-two product.
The redevelopment will include a network of parks and mews. Architecturally, the design calls for brick-and-siding townhomes with no blank facades and a multifamily building that steps from five to four stories to soften its scale at the corner of Shady Grove Road and Research Boulevard.
Buchanan Partners acquired the five-building office cluster for $47 million in March 2025. The seller was Link Logistics Real Estate LLC, Blackstone's industrial portfolio arm.
The application, filed with the Montgomery County Planning Board under the county's new Commercial to Residential Reconstruction expedited approval process, is now under review.
