What A Week Of Data Tells Us About The DC-Area Housing Market

The DC-area housing market wrapped up the last week with a handful of numbers that paint a nuanced picture for buyers and sellers alike.

Two of the more telling statistics focus on prices and inventory. The median list price came in at $649,970 — down 3.7% from a year ago, a notable softening that stands in contrast to the relentless upward trajectory of past years. At the same time, active listings climbed to 10,507, a 9.1% increase year-over-year, giving buyers meaningfully more options than they had at this point in 2025. For a market that has spent years starved of supply, that's not nothing.

After a strong start to spring, the demand side is showing a bit more hesitation. Weekly showings are down 7.2% compared to a year ago — a signal that buyer activity, while still present, hasn't fully kept pace with the growing inventory. New purchase contracts landed at 1,190, essentially flat year-over-year (up just 0.6%), and median time to contract held at 27 days, three days faster than a year ago but also three days slower than the prior week. That last figure captures the market's mood fairly well: things are moving, but not with the same urgency that defined the frenzied spring markets of recent years.

A few other metrics are worth watching. Nearly 10% of active listings have seen a price reduction, down 1.2% from last year but still elevated in the context of the region's recent history. Canceled listings ticked up 4.4% year-over-year to 118, a modest but notable uptick that suggests some sellers are pulling back rather than accepting softer terms. New listings also dipped, falling 2.8% annually to 1,512 for the week.

Taken together, the data sketches a market in recalibration: more homes are available, prices are easing slightly, and both buyers and sellers are treading carefully — a dynamic that will likely define the DC area's housing landscape heading into summer.
