In What X Buys You this week, UrbanTurf takes a look at properties on the market in the $795,000 to $799,000 range to give readers an idea of what type of homes are available in this price point in the DC area.
Four-Bedroom Logan Circle Row House That Garnered Attention Before It Was Listed
Before this four-bedroom home was even listed, residents on the blocks surrounding its Logan Circle location were calling to inquire about it. The home, which has been renovated in recent years, has both a lower-level in-law suite and outdoor space including a rear terrace as well as a roof deck. It hit the market earlier this week and due to the response it has been getting, the listing agent has moved the open house up to noon to 2pm today with offers to be presented to the seller on Thursday. For a neighborhood where houses fetch $1 million and up (albeit closer to 14th Street), this looks like it is priced well.

1920s Takoma Park Craftsman With Rear Studio
This three-bedroom Craftsman in Takoma Park was initially built in 1920, but has since been expanded, and now has a separate studio structure in the back of the property. In typical Takoma Park fashion, the home has a small front porch, and the front door leads right into the living room. That room is attached to a large dining room that is adjacent to the kitchen and the rear of the house has a family room that goes out to a deck and deep backyard. The studio, with its large windows, ceiling fans and wood-burning stove, is UrbanTurf’s favorite part of the home, though.
- Full Listing: 612 Elm Avenue, Takoma Park, MD (map)
- Price: $795,000
- Bedrooms: Three
- Bathrooms: Three
- Year Built: 1920
- Listing Agent: Meg Finn, Long & Foster
Four-Level Three-Bedroom Plus Loft Columbia Heights Penthouse
This penthouse in the Merdian Heights Condominium caught UrbanTurf’s eye because of its floorplan. The first level consists of two bedrooms and a full bathroom. The next level is the main living area and the kitchen with a half bath, and on top of that, is a floor that is just the master bedroom and bathroom. The unit’s top floor is a loft space that is surrounded by a wraparound roof terrace that offers some cool views of the city. We think that the set up would be great for a buyer who wanted to live in the master bedroom and rent out the lower level bedrooms to their friends.

- Price: $799,900
- Bedrooms: Three
- Bathrooms: 2.5
- Square Footage: 1,600
- Listing Agent: James Coley, Long & Foster
