Up To 110 Apartments Pitched For Van Ness Burger King Site And Adjacent Properties

A large new apartment project could be in the works for one of the most recognizable properties in DC's Van Ness neighborhood. 

Highcrest, a DC–based developer, presented plans to ANC 3F earlier this week for a redevelopment of the former Rock ’n’ Roll Burger King site (map) and two other properties along Connecticut Avenue into an apartment community with upwards of 110 units.

The development would essentially be located across three sites. At the site of the parking structure adjacent to Burger King along Yuma Street, Highcrest proposes a 65-unit building, with 20% of units designated as affordable. At the Burger King site and the parking lot behind it, a new building could bring another 45 apartments. 

Highcrest told UrbanTurf that it can provide more details on the planned development after it closes on the properties in December. Work would likely not begin until 2027. 

When in operation, the Burger King was perhaps best known for the 1980s movie memorabilia, including an E.T. figure on its bike hanging from the ceiling. After it closed in 2023, Compass Coffee pitched a concept for a coffeeshop at the site, but that never came to fruition.
