Often in Under Contract we highlight properties that are snapped up within mere days of hitting the market. We change that up today, featuring a few properties that took a little while to sell but finally found buyers this week.
Second Floor Two-Bedroom Condo in Dupont Circle Brownstone
We originally featured this attractive two-bedroom in Dupont Circle back in December as a Best New Listing, then again in Price Cutter about three weeks ago when we learned to our surprise that not only had the unit not sold, the price had been reduced by $40,000. Eagle-eyed commenters pointed out that the property suffered a serious disadvantage: no central AC. Well apparently the price chop did the trick, as 2117 N Street NW #3 finally went under contract this week after about 100 days on the market.

Four-Level 1890s Victorian in U Street Corridor
This 3,350 square-foot four-level Victorian was originally featured on UrbanTurf in January. Some UT staff liked it so much they considered pooling money to buy it. The pine floors have been refinished, the transoms and doors restored, and new custom wood blinds and wood doors have been added, but it still has the feel of a home that has been in the neighborhood for a century. We liked that the master bedroom suite, with a double closet and clawfoot tub and rain shower in the bathroom, is on the top floor of the home and that the second and third bedrooms on the level just below have fairly generous dimensions.
After weeks the home wasn’t purchased, and we featured it again in Price Cutter last month after $25,000 was knocked off the original price of $1.1 million. It looks like just a tad more ($5,000) was shaved off this week to seal the deal with a buyer.

1,800 Square-Foot Three-Bedroom Bargain
We liked this spacious three-bedroom that straddles the border of northern Columbia Heights and Mount Pleasant enough to name it Deal of the Week at the end of last month. In addition to the low price per square foot of $299, the condo association has already paid for all the windows to be replaced this spring as well as for the solarium off the living room to be converted into an open balcony. We also noted that a two-bedroom unit that was 300 square feet smaller and in poorer condition sold last April for about $25,000 less than the $539,000 this owner was asking. Apparently a buyer agreed, and the unit went under contract in about a month.
