Under Contract: Best Listings and Green Condos

In Under Contract this week, UrbanTurf looks back at a few Best New Listings and a couple units at the city’s newest green condo project to see which were snatched up by DC’s alert buyers. The listings below are either under contract or the listing status has changed to sales pending.
Full-Length Windows Brighten One-Bedroom Church Street Unit
In Best New Listings on Monday, we featured a Dupont Circle one-bedroom that is located in a building where each condo occupies its own level. There was a lot of interest in this unit, and a sale is pending on the condo after it sat on the market for just four days. The living room has a wood-burning fireplace flanked by built-in bookshelves, a large bay window overlooking Church Street and there is a small adjacent dining area. The bedroom is attached to the condo’s updated bathroom and has a large walk-in closet.

A Chevy Chase Home in 16th Street Heights
Last week’s Best New Listings included a five-bedroom home in 16th Street Heights that reminded us of a Chevy Chase property, just with not quite as hefty a price tag. The Madison Street home has a large front porch, spacious separate living and dining spaces, three bedrooms on the second level including one with a separate sitting room attached, and a top level that has space for a bedroom and a separate living area. There is also a finished lower level and a two-car garage. It lasted just over a week on the market, and incidentally, the other two properties featured last week are also under contract.

DC’s First LEED Platinum Condo
Not a week after they hit the market, two of the three units at The Solidago, a new row house condo development at 4114 New Hampshire Avenue NW (map) vying for LEED Platinum certification, are under contract. The units that went under contract were the larger of the three condos, so the remaining 860 square-foot unit is available for $299,000.
In the world of green building, LEED Platinum is a fairly difficult label to achieve and if The Solidago receives the certification, it would be the first condo development in the District to do so. The project, which went through a battery of tests to qualify as LEED Platinum, will find out if it received the status in a few months. For more info, click here.
