It has been a little while, but Under Contract is back this week with a number of properties that UrbanTurf has featured recently that now have sales pending on them.
Loft Living at Former Children’s Museum
The last installment of This Week’s Find was a two-bedroom plus den loft-like listing in the Landmark Lofts project, a portion of which used to be the Capital Children’s Museum. While not a loft in the true sense of the word, the unit has a 36 by 24-foot living space and very high ceilings (not sure they reach as high as the 18-foot ceilings in the development’s other units, though). The listing also has a fireplace, a sound system throughout, an outdoor terrace, and comes with two parking spots. It found a buyer after just about five days on the market.
- Address: 215 I Street NE, #101 (map)
- Price: $949,777
- Bedrooms: Two
- Bathrooms: 2.5
- Square Footage: 1,840
- Days on Market: 5
Renovated Bungalow Near Walter Reed and Takoma Metro
Located across the street from Walter Reed, this bungalow has both front and back porches, an open living and dining area with a fireplace, hardwood floors throughout, and a new kitchen. Two of the bedrooms are on the main floor, but the entire top level of the home consists of a master suite with a bedroom, a large den/office, a number of closets and a new bathroom. Featured in Best New Listings last week, the home was under contract in six days.
- Address: 6813 9th Street NW (map)
- Price: $459,000
- Bedrooms: Three
- Bathrooms: Two
- Year Built: 1923
- Days on Market: 6
Chevy Chase DC Starter House
When UrbanTurf referenced a recent Deal of the Week as a starter home, we should’ve been more specific and noted that it would be considered a starter home by Chevy Chase standards. Four-bedroom homes in that section of the city usually hover in the high six-figure/low seven-figure price range, so this one caught our attention because it fell well below that price point. The four-bedroom Colonial was discounted for a couple reasons. For one thing, it lies near the busy intersection of Military Road and Nevada Avenue NW. For another, it is in good shape, but not the recently-renovated condition that so many homes in the neighborhood fall under, and it is being sold as-is. Nevertheless, it still found a buyer in about a week’s time.
- Address: 5382 Nevada Avenue NW (map)
- Price: $699,000
- Bedrooms: Four
- Bathrooms: 2.5
- Year Built: 1935
- Days on Market: 7
The Last Unit at 1613 6th Street
The second condo at the new two-unit project at 1613 6th Street NW has gone under contract. UrbanTurf previewed this development back in late June, noting that it was was a bit of an anomaly for two reasons: 1) It consisted of just two units, a rarity in a city where townhome condo projects are usually comprised of at least four units, and 2) It was brand new construction, also uncommon for a project this small in the city. The two-bedroom, two-bath unit has just over 1,000 square feet of interior space, and a floorplan set up with the living and kitchen areas in front and the bedrooms in the rear. The unit has a number of green features including bamboo flooring, Energy Star windows and appliances, and high-efficiency insulation, and also a few high-tech features — a built-in sound system and wiring for an iPod docking station.
- Address: 1613 6th Street NW (map)
- Price: $459,000
- Bedrooms: Two
- Bathrooms: Two
- Square Footage: Approximately 1,000
- Days on Market: 39
