This week’s installment of Under Contract revisits two recently-featured condos and a Sears kit house which went under contract in two weeks or less.
A 1,600 Square-Foot Loft-Like Unit in Adams Morgan
The priciest listing featured this week also took the longest to go under contract, but it still found a buyer in just two weeks. Located around the corner from Adams Morgan's main drag, this condo's 1,600 square feet is comparable in size, but not in aesthetic, to a DC house. The bright, industrial loft-referencing interior has 20-foot ceilings and concrete flooring, and also features a stacked quartet of windows punching out most of the wall in the living area. The dining area and the U-shaped kitchen sit beneath the mezzanine level, with the kitchen boasting a generous allowance of bamboo cabinetry behind the breakfast bar and a commercial-style splashguard between the stovetop and the chef's hood. Both upstairs bedrooms have en-suite baths and cut-outs to receive natural light from the window wall. The unit also has a laundry room, fireplace, audiovisual wiring, and garage parking.

Under Contract in a Week in Kingman Park
Considering how relatively affordable this one bedroom plus den condo (and its monthly fee) is, it comes as no surprise that it went under contract seven days after being listed. Just off the entry foyer in the updated Kingman Park unit, an open living room faces the kitchen, the latter with butcher block countertops, frosted subway tile backsplash, and minimalist white cabinets with mounted lights abutted by built-in wine cubbies. A door in the kitchen conceals a full-sized stacked washer/dryer, adjacent to a set of paned french doors which open into a brightly-lit den with tiled floors. This Sears kit bungalow just down the street from the Hyattsville Arts District spent the least time on the market out of today's featured listings. The living room has a paneled wall with a fireplace flanked by farmhouse-style recessed shelving and cabinetry units, echoed in the adjacent doorway the the dining rooms, which is flanked by shelves floating over small cabinets. The kitchen has both cabinets and floating shelves, as well as a door out to the L-shaped covered porch with louvered windows. Two bedrooms, one with a bay window, share a full bath on the main level. The upstairs landing doubles as a sitting room for the owner's suite, which has a deep walk-in closet wedged beneath the cove ceiling. The house also has a partially-finished basement and a sprawling backyard framed with trees.
