Two-Year Extension Filed For 210-Unit Project At H Street AutoZone Site

Plans for one of the largest developments on the boards for the H Street Corridor will be delayed.
WestMill Capital Partners (WCP) filed plans a few years ago for a roughly 210-unit apartment project at the AutoZone site at 1207 H Street NE (map). The block-long development, designed by PGN Architects + Michael Graves Architecture, would have approximately 11,000 square feet of retail space and activate the alley space behind the project.
An application with DC's Board of Zoning Adjustment (BZA) is seeking an extension of the approval for these plans.
"Increasingly adverse market conditions for commercial real estate development and economics beyond the Applicant’s reasonable control, including volatile interest rates and escalating construction costs, have impeded the Applicant’s ability to secure the necessary financing to fund the Project," the filing stated. "Therefore, the Applicant requests this additional time to arrange financing for the Project and file for a building permit."
The filing of extensions for projects around the DC area has become quite common in the last year as construction costs shoot up and developers are having difficulty finding financing. Here are some other developments where extensions were filed in the last several months:
