The Rising Cost of a Two-Bedroom Rental Around the DC Area

A report out this week sheds light on how much rental rates for two-bedroom apartments in the DC region have risen over the last year.
The new report from RentHop finds that the median rent for a two-bedroom in the DC region is approximately $2,600/month, 3% higher than a year ago. The report, which analyzes rents for unfurnished two-bedroom apartments within half a mile of area Metro stations, also found that two-bedroom rents are up at 71 of local Metro stops.

Below, we highlight the median two-bedroom rents near a selection of DC-area Metro stops:
- Clarendon -- $3,419/month, up 12%
- Virginia Square -- $3,350/month, up 11.7%
- Union Station -- $3,500/month, up 9.4%
- Courthouse -- $3,400/month, up 9%
- Tysons Corner -- $2,500/month, up 8.7%
- Spring Hill -- $2,750/month, up 7.6%
- Crystal City -- $3,027/month, up 7.5%
- Woodley Park -- $3,500/month, up 7.5%
- Van Ness -- $3,333/month, up 7.5%
RentHop's report gathers median rent data for two-bedroom units advertised on their site within a half-mile of Metro stations, comparing rates from May through July 2022 to the same period in 2023.
