The 7 Developments In The Works Around Adams Morgan

The residential pipeline in Adams Morgan picked up this year, and there are now more than half a dozen developments in the works in and around the neighborhood along 18th Street NW.

SunTrust Plaza Affordable Development

The concept planned for one of DC's most contentious development sites will be a seven-story, all-affordable development with approximately 50 residential units at the former SunTrust branch and adjacent plaza at 18th Street and Columbia Road (map).

Designed by Eric Colbert & Associates, the project from Jubilee Housing will include retail spaces on the first level, and a community room on the penthouse. The plaza area in front of the building would be a space for building and community events. 

To say that it has been a long road for the development of this site would be an understatement. UrbanTurf first started covering development plans nine years ago, when PN Hoffman pitched a six-story, 58-unit condominium building for the site. Years of community pushback and court proceedings followed, which ultimately led to the demise of the condo project and the bank donating the property to Jubilee in 2023. There is no firm timeline for when construction will begin.

2384 Champlain Street

A new all-affordable development is on the boards for the site of an older apartment building in Adams Morgan. 

Champlain Street Partners LLC has filed a planned unit development (PUD) with DC that would bring a 44-unit affordable building to 2384 Champlain Street NW (map). The address is currently home to a 32-unit apartment building, which will be redeveloped. 

The new TEASS\WARREN-designed building will be affordable to households earning 30%-80% median family income. The development team also includes Housing Help Plus, MED Developers, and Mutreja Development LLC, DC-are developers that focus on affordable housing. 


1724 Kalorama Road

Earlier this month, Jubilee Housing held a ribbon-cutting for the Knoll Kalorama building (1724 Kalorama Road), converting the former TransCentury Building into 25 affordable apartments, along with expanded ground-floor space for Sitar Arts Center and office space in a penthouse level. Bonstra|Haresign is the designer.

The unit mix will include seven two-bedrooms and nine each of one- and three-bedrooms. Two-thirds of the units will be for households earning up to 30% of median family income (MFI) and the remainder will be for households earning up to 60% of MFI.

2009 18th Street NW

A new residential development is on the boards for the southern edge of the neighborhood. 

The five-story, 31-unit residential building has been pitched for 2009 18th Street NW (map). The one-story building at the site will be razed to make way for the new development, which will have two floors of underground parking.

Since the project went before the Board in July, the design has gone through a number of revisions, including adding balconies along 18th Street, replacing a pair of street-level units with amenity space, and adding planted areas along the base of the building on 18th Street. 

The Teass/Warren Architects-designed project is the latest plan for the 18th Street site which previously housed a restaurant. Al Fresco Grill and Tap opened back in 2023, but closed only after about a year in operation.

Ontario Place

Another Jubilee Housing development is under construction at 2400 Ontario Road NW (map). This development will retrofit and add to the existing storefronts, delivering 52 apartments, half for returning citizens, earning up to 30% and 60% of MFI.

There will also be a rooftop aquaponics farm meant to yield fresh produce that can be sold to the community and to local restaurants and other vendors, while also serving as a workforce development opportunity for the residents. The abutting King Emmanuel Baptist Church will house another 18 beds for returning citizens.

1610 Columbia Road

Dila Development has plans in the works for a six-story, 34-unit condominium building just south of the Unification Church at 1610 Columbia Road NW (map). The concept for the new building, designed by 2Plys Architecture and Development, appear to be part of bigger plans for the church property.


Brass Knob Warehouse Redevelopment

King's Creek is still working to retrofit the former Brass Knob warehouse at 2329 and 2335 Champlain Street NW (map) into a 31-unit project designed by Bonstra|Haresign Architects. The development team received a two-year extension from its approval for the plans from DC's Board of Zoning Adjustment, so the project will be delayed. 

Six of the units will be IZ and the unit mix would span from 428 square-foot studios to 994 square-foot two-bedrooms. Some of the units will have outdoor space and there will also be a fitness center, 16 bicycle spaces, 8 vehicular spaces and one carshare space.
