The DC Zip Codes Where Home Prices Rose The Most In 2026

While DC's overall housing market has been fairly flat this year — the District's median home price was up just 0.4% year-over-year in July — a handful of zip codes have seen notable home price gains. UrbanTurf crunched the year-to-date figures across the city's Bright MLS data, and found five zip codes standing out from the pack.
Topping the list is 20012, which covers Colonial Village and Takoma, where the median sold price rose from $720,000 in the first seven months of 2025 to $820,000 over the same stretch this year, a nearly 14% increase. Not far behind is 20016 (Spring Valley/AU Park), where a jump from $1,100,000 to $1,200,000 works out to a 9% gain — notable given that the zip code's overall sales volume and units sold both increased even as its average sold price actually dipped, suggesting the mix of what's selling has shifted toward more mid-priced product.
Rounding out the top five are a trio of zip codes bunched close together: 20001 (Howard University/Shaw) and 20010 (Columbia Heights/Mount Pleasant) both posted gains just north of 5%, while 20015 (Friendship Heights/Chevy Chase) saw its median climb 4.1%.
It's worth noting that days on market crept up in most of these areas compared to last year, a reminder that even in zip codes where prices are rising, homes are generally taking a bit longer to sell than they did in 2025.
