District Measured analyzed the market values for over 15,000 two-bedroom homes in the District and found that, on average, having a second full bathroom increases a home’s value by 15 percent or $59,871. An additional half bathroom makes a difference of $23,228.
The added benefit of a second bathroom varies depending on the neighborhood, although this is likely due to overall home square footage. The study shows that Georgetown sellers see the largest increase in home value with an extra bathroom, while the home price differential for an additional bathroom is much smaller in neighborhoods like Brookland and Trinidad.
