The 5 Most Important Stats From The May Housing Market

While the supply of homes for sale and the median home price in the region were two of the main factors affecting the DC-area housing market last month, other metrics help paint a picture of what is happening around the region.
For example, the number of homes that went under contract (down 6% compared to last spring) and the volume of showings of active listings paint a picture of a cooler market compared to last spring, that will likely continue this summer.
Below we plucked out some of the more telling statistics from last month's market.

- $640,000 -- The median price for a home in the DC area, matching the record high set in April
- 7,353 -- The number of active listings in May, up 32% compared to a year ago.
- 5,176 -- The number of pending sales in May, a 6% drop compared to last May.
- 1.81 -- The months of supply of homes on the market in the region.
- 106,841 -- The number of showings in May in the region, down 12% year-over-year.
