The 5 DC Buildings With Playoff Views

by UrbanTurf Staff

There was a little bit of magic for DC's baseball team in Los Angeles last night and now, for the first time, the Washington Nationals are heading to the National League Championship Series.

With that in mind, UrbanTurf is taking another look at the residential buildings that boast a vantage point of the games at Nationals Park.

F1RST

Steps from the baseball stadium at First and N Street SE (map), F1RST has 325 rental apartments and rooftop amenities that include an outdoor theater, a pool, a hot tub, and a vantage from left center field onto the infield of Nats Park.

JBG SMITH has a pair of buildings offering a variety of views into the park.

1221 Van is a 13-story apartment building with 291 units and a roof deck with stadium-style seating facing the left field of the Park. Also, certain tenants in south-facing apartments above the sixth floor can see into the ballpark from their units. Rooftop amenities in the Hariri Pontarini-designed building also include an infinity pool, bocce court, cabanas and grills.

West Half

Next door at 1221 Half Street SE (map) on the former site of the Half Street Fairgrounds, the West Half building just recently started leasing. There will be a total of 465 residential units, including ten duplexes and up to 8 penthouses with private outdoor space. Designed by ODA Architecture, one side of the building will have a dramatically stepped design that creates a pattern of staggered terraces intended to offer several residents private views into the ballpark. The building will also offer rooftop views into the park.

The Kelvin

Jair Lynch Real Estate Partners and MacFarlane Partners are partnering on The Kelvin, a 10-story building with 310 apartments atop a Punch Bowl Social at 1250 Half Street SE (map). The project is designed by Hord Coplan Macht and will include two roof decks with pool and views into left field, infield and home plate; 20 percent of the units will also enjoy similar views into the Park.

eNvy

eNvy, a 127-unit condo development featuring studio, one- and two-bedroom condos adjacent to Nats Park, is already 40 percent sold with deliveries starting this winter. The new development, from Jair Lynch Real Estate Partners, features views into Nats Park from the rooftop terrace and lounge and many residents will also have views into the park from their units and private balconies.
