The 1,750 Units Delivering East of South Capitol This Year

If you thought a lot of residential units were delivering between Pleasant Plains and Mount Vernon Square this year, the Navy Yard area is almost twice as busy.
Parc Riverside West is welcoming its first residents, the 1200 block of Half Street is being transformed into a curbless corridor, and six developments are expected to deliver in the next few months. Below, UrbanTurf covers the residential pipeline going southeast from where I-695 meets South Capitol Street.

CSX East
Although site work has already begun on the nearly 11-acre CSX property, renderings and details remain vague for this three-building development. Here's what we know so far: Greystar and JP Morgan closed on the site last summer, and the development team already received zoning approval a year ago to build a 225-room AC Marriott above retail at 861 New Jersey Avenue SE (map). R2L:Architects is the project architect.
The remainder of the site is expected to house two by-right residential buildings with up to 900 units, potentially with ground-floor retail and co-working.
Interior work is underway in the third and final building at the Collective, which will deliver 375 units to a 13-story building at 150 Eye St SE (map). The units will range from studios to three-bedrooms, and the building will include 14,000 square feet of retail and will add an indoor amphitheater and basketball, tennis, and raquetball courts to the community amenity package. WC Smith is the developer.

Interior work is also underway at the 13-story sister-building to One Hill South. Located at 950 South Capitol Street SE (map), this project will deliver approximately 300 apartments above 191 below-grade parking spaces. The Related and Ruben Companies are the developers, and Eric Colbert and Associates and Morris Adjmi Architects are the designers.
Work began last fall on the site formerly known as Parking Lot K, where Lerner Enterprises is developing a 13-story, 244-unit building. Located at 1000 South Capitol Street SE (map), the building will also have 14,000 square feet of ground-floor retail, a rooftop pool deck with TVs, and 225 garage parking spaces across two below-grade levels.
There will be an inclusionary zoning (IZ) unit for households earning 50-80 percent of area median income (AMI) and one for households earning 80-120 percent of AMI. Shalom Baranes is the architect and Cecconi Simone is the interior designer.
Tishman Speyer is doing interior work on the first of their two-building development at 88 K Street SE (map), which is expected to deliver 407 apartments above 15,130 square feet of retail in the second quarter of this year. The second phase will deliver 411 apartments above 14,572 square feet of retail in the second quarter of 2021. There will also be a total of 471 parking spaces.
Move-ins will begin in a couple of weeks in the first of Paradigm Development's two buildings at 1000 First Street SE (map). As designed by Architects Collaborative, the building will have a pet spa and a roof deck, and the exterior will feature color-changing lights. The first phase has 273 units, while the second will have 275.
The 11-story, 74-unit condo project at 37 L Street SE (map) has been topped up. Designed by Bonstra|Haresign, the development will also have an amenity lounge with a bar, a dog wash, and rooftop terraces, along with 30 below-grade parking spaces. Greysteel and DBT Development are helming the project.
Progress is finally being made at the 14,100 square-foot WMATA Navy Yard Chiller Site at 41 L Streets SE (map). Developers MRP Realty, May Riegler, and Kruger Real Estate secured financing last fall to begin work on an 11-story, 161-unit building with 3,500 square feet of retail. The building, which will also have 59 below-grade parking spaces, is expected to deliver at the end of 2021 or early 2022.
Move-ins will begin soon at this 13-story building whose units may boast the best views into Nationals Park. The JBG SMITH-developed West Half will deliver 464 rental apartments to 1221 Half Street SE (map), many of which will sport one of the terraces which lend the building its undulating façade. The project is also responsible for 43,530 square feet of the commercial space that will line the curbless block, including at least two dining patios, a Union Kitchen Grocery, and an Atlas Brew Works, among other dining establishments. ODA Architecture is the designer.
Across the street, move-ins will begin in May at The Kelvin, the rental portion of a Jair Lynch- and MacFarlane Partners-helmed development at 1250 Half Street SE (map). Designed by hord | coplan | macht, the 10-story building will deliver 312 apartments atop 55,000 square feet of retail, including a 24,000 square-foot Punch Bowl Social. The overall development will include 211 parking spaces, some of which will be accessible to eNvy below.
Sales have begun on the 127 condominium units at 70 N Street SE (map), courtesy of Urban Pace. This building will include 5,000 square feet of retail fronting N Street, and will share amenities with The Kelvin, including a rooftop deck and a library/lounge area. Some of the units will also have views into Nationals Park.
McWilliams|Ballard has also begun sales and marketing at 1210 Van Street SE (map), where the 14-story Avidian will deliver 171 condos. The unit mix includes penthouse and townhouse-style units, and amenities will include a pet spa and a rooftop deck with pool, kitchen and fire pits. Monument Realty is the developer and Gensler is the architect.
