In Price Cutter this week, we learn that a Capitol Hill listing we featured several months ago that we think would make for a good office space has seen its price drop by almost $70,000.
Calling All Small Businesses
109 8th Street NE
Sometimes UrbanTurf switches gears from covering properties that could only serve as residences, in order to look at spaces that might either be used as someone’s home or as the home to a small business. Last summer, we discovered a Capitol Hill listing that had been both a real estate agency and a title company over the last 30 years.
Located just a few blocks north of Eastern Market, this 1,260 square-foot property is zoned for residential use, but grandfathered for office use since the early 1970’s. The first floor has a two-story open space, and the mezzanine on the second floor is a good area for a conference room. With no full bath or bedroom, it is hard to see the property being used as a residence, but an ambitious buyer could make the changes needed to convert it to a home. As for the asking price, it has been reduced by almost $70,000 since the home was originally listed. More details and photos below.
- Address: 109 8th Street NE (map)
- Original Price: $629,500
- Current Price: $564,500
- Bathrooms: Two half-baths
- Square Footage: 1,266
