One of DC's Smallest Homes Hits the Market

Custom-made couch (and bed)
A couple months ago, we wrote about the homes of a few DC residents who had made the most of their tiny studios with the help of unified color themes, custom furniture and many hooks. Yesterday, the smallest of the diminutive dwellings that we featured hit the market.
Kitchen
Constantine (who asked that his last name not be revealed) and his 60-pound dog have lived in a 306 square-foot Thomas Circle studio for the past four years. Prior to moving to the studio, he lived in a large one-bedroom, but told UrbanTurf that he has loved his small accommodations at The Grant on 1314 Massachusetts Avenue NW.
“You quickly find out how much useless stuff you have when you live in a place as small as mine,” Constantine told UrbanTurf. “You end up owning less, but at the same time, more [in terms of quality].”
The main living area of the studio is separated from the kitchen, offering some privacy but limiting the living space to a small square. To make the most of his one-room abode, Constantine got a little creative. He went to the 14th Street furniture store Vastu with a special request: he wanted a custom-built King-sized bed that separates into two couches the size and comfort level of twin mattresses. Vastu was able to deliver, and the mattresses lock into a bed with a linking mechanism and look just like modern couches when serving living room duty. (If there was ever a piece of furniture that should convey, this would be it.) Constantine’s clever furniture solutions have garnered some attention: He won first place in a design contest held by the building’s management in 2010.
Constantine is moving just a block away, to a place that has a large outdoor space for his dog. And, yes, it will be a bit larger.
“I am moving to a bigger place,” he told UrbanTurf of his new 660 square-foot home. “To me that’s huge, but I guess still small by some standards. But I’m not moving because I’m tired of the size of the place I live in now. I’ve actually grown to love the smallness of it.”
