Not Budging Much: A Look At DC Home Prices Through 4 Charts

As we head towards the end of a tumultuous year in the DC housing market, the one thing that hasn't moved much are prices. UrbanTurf is taking a look at how home values have remained fairly calm as the rest of the market took a bumpy ride.
In the third quarter of the year, the median home price in the city was up nearly 4%, year-over-year. In the second quarter, home prices came in at $720,000, the highest level on record for a quarter in DC. Prices have remained at elevated levels even as the inventory of homes for sale in the city has risen significantly this year.
The median price of a detached home remains near record high levels in 2025. While down slightly in the third quarter, prices for the most in-demand property type in the city are in the $1.25-$1.3 million range. At $1.3 million, the median price for a detached home in DC has more than doubled over the last ten years.
Like detached single-family homes, the median price for DC rowhouses and townhouses dipped slightly in the third quarter after eclipsing $900,000 for just the second time on record earlier in the year. While not attracting the same attention as detached homes, sales for this property type were up 17% year-over-year in the third quarter.
The condo and co-op market saw muted appreciation year-over-year. Median prices for both property types are hovering just below $500,000, about the same level as this time in 2024. Condo and co-op sales dipped almost 10% in the second quarter, but bounced back a bit in the third quarter, rising 5%.
