New Details For 41-Unit Hill East Condo Project

On Monday night, the team behind a 41-unit residential building planned for 1500 Pennsylvania Avenue SE (map) met with the community to share the newest plans and renderings for the project, reported ANC 6B Commissioner Brian Flahaven.
Since we last reported on the project in May, the team, comprised of the Goldstar Group and Bonstra Haresign Architects, has decided to go condo. Most of the 41 units will be one-bedrooms, though there will also be a few studios and two-bedrooms. They decided against including a retail component, hoping instead that owners in their building would be able to take advantage of the retail project going up at nearby 1422 Pennsylvania Avenue SE.
The 44-foot-tall building will have a roof deck and private gardens for the first floor units that face Freedom Way SE. An underground parking garage will have 21 spaces, the number required by zoning. Because eight of the spaces will be sized for compact cars, the developers will have to go to the Board of Zoning Adjustment for a special exception, extending the timeline for the project a bit and giving the ANC a chance to weigh in on the project.
Goldstar hopes to start construction in the spring of 2014.
