420-Unit H Street Connection Aims For Late 2018 Delivery

On Monday night, developers Rappaport and W.C. Smith told the ANC 6A Transportation & Public Space Committee that they are aiming for a late 2018 or early 2019 delivery for their H Street Connection development.
The large-scale project will run from 8th to 10th Street along H Street NE (map), and will have 420 rental apartments and 44,300 square feet of retail space. Perhaps most notably, there are 435 planned parking spaces: 126 for retail and 309 for renters.
The project is set to begin construction in the fall of 2016. Stores currently located at the Connection are set to permanently close by the end of this year.

At Monday’s meeting, the developers stated that they will seek a variance for the bus zones around the project. Instead of 15-foot clear paths, they’re hoping to be able to whittle that to just six feet to have larger cafe spaces.
“What we’re really asking for is what we got approved for in the planned unit development,” Rappaport’s Emily Struck said. “It’s just that when we went and spoke to DDOT they asked for 15 foot clearance zones.”
J. Omar Mahmud, co-chair of the committee said they have approved projects with six-foot bus clearances in the past. He added, “Any business that comes for that space would still need additional approval to use it and would come to the ANC and present an application for it.”
