HPO Recommends Approval For Changes To 280-Unit Building At DC's Reservoir District

DC's Historic Preservation Review Board looks poised to approve changes for one of the largest residential buildings at Reservoir District.
Jair Lynch Development Partners submitted a filing to the city's Historic Preservation Office (HPO) in August modifying the approved plans for a 280-unit apartment building planned at Parcel 4 at the large new development at the McMillan Reservoir at Michigan Avenue and North Capitol Streets NW (map).
The approved plan for the parcel called for a new rental building with a ground-floor grocery tenant below 196 market-rate apartments and 85 affordable units for seniors aged 55 and older. With the new filing, the building would be open to all ages.
"HPO recommends that the Board find the revised concept designs compatible with the previously-approved McMillan redevelopment master plan and the character of the historic district, and to delegate final construction approval to staff," the report stated.
In addition to moving the senior housing component, the development team is also proposing changes to the ground floor uses of the project. While the ground floor would still be devoted to retail and grocery store use, residential use has also been introduced as an option.
