Nearly $1 Million An Acre: Pricey Land Sale Near Dan Snyder's Alexandria Home Closes Out 2025

The DC area real estate market finished the year with a pricey land sale in a prominent spot along the Potomac River.
The Rivergate listing on East Boulevard Drive in Alexandria (map) traded hands for $9 million just before New Year's Eve. The roughly 10-acre Potomac River parcel listed with Brett Rice of RE/MAX sold for $900,000 per acre, a figure that places it among the priciest land transactions in DC's close-in suburbs, particularly for a property without an existing luxury residence.

The sale also draws attention because of its proximity to one of the region’s most talked-about luxury listings: Dan Snyder’s Potomac River estate. The former Washington Commanders owner's sprawling waterfront property sits just down the road, and is currently listed for $60 million, making it one of the most expensive homes on the market in the region.
While the Rivergate site has four buildable lots, Rice says that the buyer (who is interestingly not a developer) only has plans to build one home on the land.
