Italian Embassy Residential Project Could Break Ground in Early 2012

Valor Development says that it could break ground on its transformation of the former Italian embassy at 2700 16th Street NW (map) into a large residential project by the beginning of next year. The developer presented the planned unit development (PUD) for The Flats at Il Palazzo to the Zoning Commission late last week.
“We’ll be getting proposed action at the end of this month, with a final action in late October,” Valor Development’s Will Lansing told UrbanTurf. “Once those are approved, we’ll start looking towards breaking ground early next year.”
The Flats at Il Palazzo will be a development of 110-135 one, two and possibly three-bedroom units, and although it is planned as condos currently that could change over the next several months. An eight-story structure will be built adjacent to the existing embassy and there will be below-grade parking spaces for somewhere between 60 and 90 cars. Lansing said that construction is expected to take 18 months, so the project could deliver in mid-to-late 2013.
