Frager's to Return to Original Capitol Hill Site, Bringing Residential with It
Frager’s Hardware before the fire
DC institution Frager’s Hardware is returning to its original location on Capitol Hill at 1101-1117 Pennsylvania Avenue SE (map) after a devastating fire ravaged the store in 2013. The owners sold the site to Roadside Development, from whom they will lease back the retail space over a long term. The new development will include a residential component.
From the press release:
“Roadside will purchase the site and Frager’s will return under a long-term lease, which will enable Frager’s to bring back the store’s hardware, paint, garden center, and equipment rental operations to its original location as part of a sensitive neighborhood retail and residential development in the Capitol Hill Historic District.”
“As far as the residential portion, we will work with the community to figure out the best residential options for what the area needs,” Roadside director of new development Lionel Lynch told UrbanTurf. “It will be apartments or condos and we will be building up.” Lynch said that they hope to start construction in 18 months and complete the project in two to three years.
The original iteration of Frager’s included the hardware store and rental business, but no residential. Roadside is behind such projects as City Market at O and Cityline at Tenley, and recently won the bid for the city-owned site at 8th and O Street NW. All of these projects had large residential components.
